Swimming and boating
are expressly PROHIBITED
on any of our lakes. The Association
routinely maintains the water quality and bank appearance with the
use of chemicals. While the
chemicals are regulated by both State and Federal E.P.A. guidelines,
these are not the type of chemicals found in your neighborhood pools.
Fishing
on the bank of our center lake is for the sole use of lot owners who
border the lake and their guests.
While the lake itself is community property, the land bordering
the lake is privately owned. Trespassing is not allowed. Fishing on the banks of our
lakes located in the Eastern most section of our community is for
the benefit of all homeowners and their guests. This activity is permitted
only with adult supervision. CAUTION

Fish taken from any of our
lakes should never be eaten.

Children should never be left
unattended near the edge of any lake.
·
The Association assumes no
responsibility for any injuries or death by lake use. BUSINESS USE: No residence may be used
to conduct a home-based business unless the business is totally
restricted to the use of telephones, fax machines, computers etc. At no time will clients, customers, employees,
prospects or agents be allowed to visit or congregate at any residence
for the purpose of commercial enterprise. IMPROVEMENTS: All improvements, including but not limited to,
painting, pools, fences, walls, patios, swing sets, decks, antenna
dishes, shutters and flag poles must first be approved IN WRITING by
the Board of Directors. PETS: Residents who walk their dogs must carry with them
a scooper and plastic bag during each walk. Excrement left behind on private or Association
property is a violation subject to fine. City of COMMERCIAL VEHICLES:

Those commercial vehicles
owned by Hidden Hammocks Estates residents must not display commercial
lettering after SPEEDING, CARELESS
DRIVING AND RECKLESS ENDANGERMENT The 15
mph speed limit applies to all those who drive on
our roadways. It is the
homeowner’s responsibility to ensure all resident and guest drivers
obey the speed limit and all posted signs and not drive in a careless
or reckless manner.
A violation notice and $50 fine will be issued to
the homeowner for every infraction committed by his residents and guests. SIGNS: No signs of any kind
are permitted within Hidden Hammocks Estates property unless expressly
approved IN WRITING by
the Board of Directors. Violations
are subject to a $50 fine per day for non-compliance. MAILBOXES: All resident mailboxes will be uniform in size,
style and shape. All will be
colored glossy black and maintained in a cleaned and freshly painted
condition. All must have numbers on both sides as per
POST LIGHTS: All resident post lights
will be uniform in size, style and shape. All will be colored black, EXTERIOR CONTAINERS/EQUIPMENT: Items such as trash containers,
pool equipment, air conditioners, sprinkler pumps, antenna dishes,
etc. must at all times be in landscaped or walled-in areas so that
they are not visible from any street or adjacent property.
Trash containers should be placed at curbside no earlier than
7:00 P.M. the night before the scheduled pickup, and removed to an
enclosed area immediately after BASKETBALL
HOOPS: Permanent basketball
hoops are prohibited from the property.
Basketball hoops with a removable pole and clear backing (either
acrylic or glass) will be permitted as a substitute for permanent
basketball hoops upon approval in writing by the Board or Directors. Basketball hoops with
a removable pole must be installed 10 feet from the property line
as per the City of PARKING: Overnight parking on
any street in the community is prohibited.
No vehicle may be parked on the streets between the hours of
Parking
permits which allow overnight parking on the street for up to 3 consecutive nights are available
to all homeowners on an emergency basis. Permits must be clearly
visible through the vehicle windshield by the night patrol officer. Parking on vacant lots
or community property at any time is prohibited unless expressly approved
IN WRITING by the Board of Directors.
Please refer to Article
VI Section 15 of the Association’s Declaration of Restrictions pertaining
to commercial vehicles, recreational vehicles, boats, campers, etc. ASSESSMENTS: Association assessments
are due on the 1st of each quarter. January 1, April 1, July 1 and October 1, with
or without payment notice. Other
and special assessments are due when billed.
A $25.00 late fee is imposed on accounts not paid in full by
the 15th day. An
additional $25.00 late fee is added the first of each month until
the account balance is paid. EXTERIOR MAINTENANCE: Homeowners
are expected to adhere to all County and City of Lawns are to be mowed as frequently as necessary
to maintain a neat and trimmed appearance.
Mechanical edging is to be maintained along all grass areas
bordering walkways, streets and planting beds. The following is a partial
checklist of some of the more common items which require regular attention:

Pressure cleaning roof, driveways and walkways and all bricked or stuccoed surfaces.
·
Fertilizing palms, lawns and hedges.
·
Trimming all hedges and trees.
·
Removing rust stains from homes and driveways.
·
Removing cobwebs and wasp nests.
·
Removing weeds from all areas.
·
Maintaining exterior surfaces
of the home in a clean and well painted condition. PRESSURE
CLEANING: In order to ensure the
right of quiet enjoyment for all homeowners, no homeowner, resident, family member,
agent or vendor may
pressure clean any portion of their lot or home on Sundays
or legal holidays. HOMEOWNER LIABILITY: Homeowners are responsible for their residents,
guests and invitees.
Any damage sustained to community property will be repaired
by the Association, and the homeowner’s account will be charged.
It will be the homeowner’s responsibility to subrogate against
the responsible party. Most frequently, three types of damage to community
property have been experienced:
a)
Damage to gate arms from vehicles not allowing
sufficient time for the arm to rise.
b)
Trucks passing too close to the Gatehouse
and damaging the awnings and gate housings.
c)
Automobiles leaving the roadway and damaging
the sod. Homeowners
are also responsible for violations of these Rules and Regulations
by their residents,
guests and invitees and any fines
levied in association with these violations. It will be the homeowner’s responsibility to
subrogate against the responsible party.
Most frequently, violations involve;
a)
Speeding, not obeying posted
signs and careless driving.
b)
Pets running freely without
leashes.
c)
Not picking up after their
dogs.
d)
Mailboxes in disrepair.
e)
