Coral Springs Safest in Florida

Coral Springs is the safest city in Florida, according to "City Crime Rankings 2009-2010: Crime in Metropolitan America," a new report put together by criminologists based on 2008 data. "Hopefully this can give everybody some level of comfort," said Mayor Scott Brook. Coral Springs rated No. 48 in the country; the nation's safest city is considered to be Colonie, N.Y. At the bottom of the list of 393 metro areas: Camden, N.J. The report looked at cities with populations higher than 75,000 and evaluated them according to six crime categories: murder, rape, robbery, aggravated assault, burglary and vehicle theft. The report, released by Washington-based publisher CQ Press, lists Boca Raton as the safest city in Palm Beach County. It ranked No. 75. Copyright © 2009, South Florida Sun-Sentinel

  • Tips on keeping your new mailbox looking new!
  • Wash off all bird droppings regularly, the acid in the droppings will damage the paint finish very quickly.
  • Be sure to rinse the bottom of the mailbox post to remove man's best friend's markings as this too eats into the finish.
  • Every 6 months wash the entire mailbox with a mild detergent, rinse, and then apply a coating of liquid car wax and shine with a soft cloth.
  • Try to avoid backing into your mailbox.
    A little TLC will keep your mailbox looking great for years !

  • COMMUNITY GARAGE SALE OPEN TO THE PUBLIC
    After several successful garage sales in the past few years, the Board of Directors has approved another one to take place on Saturday February 21, 2009 from 8:00 a.m. to noon. All visitors will be admitted at the front gate during these times and the sale is open to all residents of Coral Springs. Admittance is free.
    It's a great time to clean out that attic and garage, as well as giving a new home to treasures from grandma and holidays past. Invite your friends from other communities to attend.
    And remember it's also a great time to get out and meet your neighbors and make new friends !

    ADDED SECURITY FEATURE AT FRONT GATE
    October 2008 The addition of new high resolution monitoring equipment at the front entrance area to record incoming vehicles has significantly heightened entry control at the front gate. New high resolution cameras now record entry and exit of all persons and vehicles, as well as incoming drivers at the gate.
    The addition of new sound recording equipment at the gate house will enable recording of conversations between the gate attendant and those wishing to gain entry using the visitor entrance. This will assure quality of service and provide an accurate visual and audio record of all activities at the gate.

    NEW COMMUNITY PAVING COMPLETED
    November 2008 The repair and repaving to the "builders' row" cul de sac on Chardonnay Drive is now complete. According to Jim Coddington who lives on the cul de sac "this is a great improvement to the look and quality of the street and will definatly help improve the value of my home". According to Association Treasurer Tom Base, the funds for this project were taken from the road repair fund that was set up several years ago for this purpose and does not affect the amount of the regular quarterly assessment.

    ALL NEW MAILBOXES ARE NOW INSTALLED !
    Our community now has 100% of the new style mailboxes installed. These new mailboxes are looking great and have significantly added beauty and value to our community. Our Board Vice President Scott Matchunis is quoted as saying " these boxes are like 173 little soldiers standing proudly making us look good." Realtors and visitors have taken notice with many positive comments about our community and how nice it looks.
    Thanks to Scott and our property manager Mike for their efforts to get them all installed.
    A new approved style post lamp will be on display shortly for all to see. The new style post lamps will be available for purchase and installation but are not a required installation as yet.

    BLOCK PARTY 2010 !
    Our community has had several very successful block parties in the past. Clowns, music, games, demonstrations, raffles, home cooked BBQ food, and a wonderful way to meet neighbors and let the kids have a great time. The Board of Directors is searching for homeowners interested in organizing the community's block party in the spring of 2009. The Board provides OVER $1,000 to fund the party in addition to donations from area merchants. If you are interested please contact Barbara at Integrity Property Management at 954 346-0677.

    Coral Springs - a Safe Place to Live
    October 31, 2006 Coral Springs was ranked 10th safest city according to a Sun Sentinal article. This article referenced an annual list published by Morgan Quitno Press, a private research and publishing company specializing in state and city reference books.
    What's the safest city? Brick N.J. population 78,000.
    What's the least safe city? St.Louis
    Other Florida cities included Port.St. Lucie at 25th and Boca Raton at 50th.

    Monthly Assessments for 2010
    October 2009
  • The Board of Directors has adopted a new budget for 2010 that results in no change to the current regular monthly assessment amount for 2010.
  • Homeowners will be receiving payment coupon books for calendar year 2010 by mid December.
  • Regular assessments are due and payable on the first of each month. If desired, assessments can be pre-paid quarterly in advance on the first day of January, April, July and October.
  • Board of Directors Meeting Schedule
  • The next Board of Directors meeting is Wednesday January 27,2010 at 6:30 p.m.
  • All Board and Association meetings are held at Integrity Property Management's offices located at 5665 Coral Ridge Dr., Coral Springs. All homeowners are invited and encouraged to attend.

  • LOSS OF PRIVILEGES FOR DELINQUENT HOMEOWNERS
    February 23, 2009
  • Any homeowner who remains delinquent in the payment of association assessments at the time when a lien is placed on their home will have their transponders turned off and be required to show ID at the visitors' lane upon each entry to the community. Transponders will be reactivated when the homeowner account becomes current and payment of a reconnection fee of $50.00 has been paid.
  • In addition homeowners will have their gate access privileges suspended and be required to personally admit guests, visitors and vendors in person at the gate for each and every entry.

  • BOARD APPROVES SPECIAL ASSESSMENT
    January 29, 2009
  • At a board meeting held this evening, a special assessment was levied on all homeowners to cover regular assessment delinquencies mainly occurring in the last half of 2008 and January 2009. The amount of the assessment is $344 and is payable in two installments of $172 each, the first due on March 1, 2009 and the second due on May 1, 2009. Coupon books will be mailed to every homeowner.
  • The meeting was attended by homeowners with concerns and questions about the assessment. The board would like to commend and thank homeowners who took time to attend this meeting with their insights and opinions in this matter. The professional and courteous input was very much appreciated by the board and will be used in future considerations.

  • HARD ECONOMIC TIMES AFFECT OUR COMMUNITY - HOMEOWNERS' DELINQUENCIES MEAN A SPECIAL ASSESSMENT

  • The economic downturn that we are seeing throughout the United States, and particularly in Florida, is also affecting our community. As a result of these hard times we are seeing many foreclosure actions and homes for sale in our neighborhood. Unfortunately this is having a negative effect on collecting regular quarterly assessments, and we currently have 28 homeowners that are well into the collection, lien and foreclosure proceedings. More disturbing is the growing number of homeowners delinquent on this most recent Oct 1st assessment.
  • This results in the prospect of the Association not having enough funds to cover the ongoing expenses of the community common property and services. The Board of Directors has authorized Integrity Property Management and our attorneys to aggressively pursue collection proceedings but this can be a slow and time consuming effort.
  • Depending on the trend of delinquencies we experience going into 2009, the Board will have no other alternative than to impose a SPECIAL ASSESSMENT to cover the short fall created by those homeowners who have chosen to stop paying their dues.
  • Association hits financial targets for 2007 !

  • The Association auditors have released the Financial Statement for fiscal (and calendar)year 2007. It shows expenses were just under budget and the road reserve continues to grow as planned. It shows actual operating expenses at 99 % of budget which is an underspending of $2,360. Other income for the year was above target.
  • A summary of the last 7 years shows the Association moving from a slight debt position in 2001 to a continuing surplus on operations by the end of 2007. Combine this with our 2007 road reserve account balance and the Association continues in sound financial position. In addition, there are no outstanding special assessments at this time and the Association has not raised regular assessments in over 4 years.
  • This has not happened by chance or luck, but by the hard work and dedication of the men and women who have voluntarily served on the Board of Directors over these years; as well as our past, and current management company, Integrity Property Management. Thank you all for your outstanding service to our community.

  • HHE HOA FENCE POLICY:
    Front yard fences - not permited in any fashion
    Back yard perimeter fences - only brown chain link fences allowed. Fences must be hedged on the outside perimeter with a minimum starting height of 18" and allowed to grow to the height of the top of the fence. No portion of the fence or gates can be visible from the street.
    Pool/patio fences
    Pool Fence with approved landscaping!!!

    - only aluminum fences are allowed and only around the patio perimeter. Fences must have a minimum 18" high continuous hedging. No portion of the fence or gates can be visible from the street.
    Fences require an approved Architectural Review form. The AR Form Process is:
    1. AR Form with quote, scale drawing and proof of insurance to Integrity Prop Mgmt
    2. Integrity forwards package to Board member responsible for AR forms
    3. A minimum of two Board members meet with the Owner to review fence specs, placement and hedging requirements.
    AR Form is provisionally approved subject to Owner securing a City Permit.
    4. After Owner presents City Permit to Integrity, Integrity will forward package to AR approver where full approval will be given.
    5. Integrity mails a copy of the approved AR package to the Owner, retaining the original in the home's portfolio.
